Would you like to make a booking?
The first question you need answered when making a booking is- ” are my dates available?”
Down at the bottom of this page you’ll find a search button which will tell you if your dates are available and how much your week will cost.
If you would like to see the whole year to check rates and availability please click through to this link on Independent Cottages where this information is displayed.
The availability calendar is updated regularly, but the rates may not always reflect any special offers . For example, there is a reduction for stays of two weeks which the system is not flexible enough to show. Please always check with us if possible before going ahead with booking and payment.

You can contact us directly via the contact form below or by direct email with your dates and questions. You can then pay by bank transfer or cheque. If you would like to ring and us and speak directly to Sue or Peter our number is 015394 35295. Please remember that changeover day is Saturday in the main season, which runs from March until November. In the winter months we will offer short stays and we can be more flexible. Don’t hesitate to contact us with your requirements and we will try our best to meet them.
If you prefer to pay by debit or credit card, please let us know and we can send you a secure payment request. You can also book directly via the booking widget on our website. Go down to the bottom of this page, and use the little thing that says “check rates and availability ” and you can book directly from there.
How many guests can stay at Brockstone Grasmere Cottage?
Often the cottage is booked by 2 adults only. I know when we go away we look for two bedroomed cottages, as one bedroom cottages tend to be very small. Brockstone is a very romantic spot for a couple. During school holidays the cottage is popular with families, as it comfortably sleeps two adults and two children. Due to the wild nature of the garden with the stream running through, and steps inside and outside the house we don’t recommend the cottage for children under 5 year. Brockstone cottage can of course also accommodate 4 adults. The price is the same however the cottage is occupied.
We do accept a well behaved dog at no extra charge. Dogs are not allowed on the furniture, and are not allowed upstairs. Dogs owners are responsible for their dogs at all times.
There are very many good reasons to treat yourself to a winter break at Brockstone Grasmere Cottage.
Booking terms for Brockstone Cottage.
We request a £200 deposit when making a reservation. The balance is due two months before arrival.
Cancellation policy. If the booking is cancelled with 6 months notice, we return the deposit less 25%. When a booking is cancelled with between 6 and 2 month notice, none of the deposit is returned unless the cottage is relet. In the event of the cottage being relet, we will return 50% of the deposit.
The balance is due in full two months before arrival. This is non refundable.
We strongly advise that you take out insurance to cover any loss that you may incur through cancellation.
In the unlikely event that circumstances beyond our control necessitate the cancellation of your booking, we will promptly refund to you all money already paid, but we will not be liable for any additional compensation
How can I pay?
Usually we take payment by BACS, and we will email the details to you when you wish to book. If you prefer can also take a cheque on a UK bank.
We can now also take payments with cards via Stripe. There will be a charge to you of 2% for this service.
Why should I book direct rather than through the Home Away/ Owners Direct website?
Did you know that if you book through the HomeAway website for any holiday property you will be paying considerably more (up to 15%) than if you book direct with an owner? They are selling this to you as a “secure booking”, but we have been letting our cottage for over 30 years , we are 100% secure and trustworthy, so you can book with us with confidence. For best value the rule is always to book direct with the owner. Our best rates for UK guests are found by contacting us directly and paying by cheque or bank transfer.
For overseas bookings from Europe you can use BACS but there will be charges to pay to the bank for this. You may prefer to use Stripe and your credit card. We can set up a secure payment request for this. Outside Europe- please pay by credit card. We have a secure payment system and can email you the link.
